Blythswood House, Glasgow

We have recently completed works on a redvelopment of Blythswood House on Glasgow’s West Regent Street, converting the space from offices into 218 study bedrooms including ensuite bathrooms for The Glasgow School of Art. The redevelopment also includes common rooms and ancillary spaces as well as two self-contained apartments for senior wardens

Working alongside Graham Construction the £7.5 million project required to retaining of an existing building frame and shell to be transformed into the state of the art student accommodation. Given its central location and proximity to The Glasgow School of Art the building needed to capture its ‘sense of place’ in the cultural centre of Glasgow while also providing study space for students at an affordable cost. Our job was to provide mechanical and electrical services to the building in a short time frame while working in a pressurised and carefully co-ordinated environment

Electrical services included:

  • LED lighting
  • General power
  • Fire alarm
  • CCTV
  • Intruder alarm
  • Disabled refuge
  • Mechanical services included:
  • Enhanced ventilation system
  • Heating installation
  • Plumbing installation
  • New generator
  • AC
  • BMS controls

One of the key complexities on this project was getting deliveries to the site. Given its central location a delivery at the wrong time would effectively shut down traffic causing a major disruption so careful co-ordination to control deliveries had to be maintained throughout the entire project.

With £1m invested into the new build, and containment done off site the 12 classrooms, canteen, HM affairs, extended car park and lighting were all delivered on time with no complaints from the client parties. The £6m apartment and £1m refurbishment of the private dwelling got a high end client. Recently I have found myself in the position of being outsourced to some of our clients working alongside them in a variety of projects. This has come from the establishment and management of a close personal relationship between myself and key personnel within the business.
